Thermographic Building Surveys<\/a> to Identify Building Faults<\/strong><\/p>\n

In our experience Building Thermographic Inspections<\/a> is one of the quickest and most accurate means to identify faults within a building envelope or mechanical and electrical installations. Thermal cameras can be used to scan large areas quickly – such as large warehouses, or residential blocks to identify anomalies such as defective insulation or areas of dampness and trace and record paths in a way that other methods cannot. Thermography is also a non-invasive, non-contact and hence non-destructive means of surveying the building envelope.<\/p>\n

Energy losses through the\u00a0building fabric<\/a>\u00a0might be the result of poor\u00a0design<\/a>, low-quality<\/a>\u00a0materials<\/a>, poor\u00a0workmanship<\/a>, poor\u00a0maintenance<\/a>, or changes that have been made since\u00a0completion<\/a>. According to the\u00a0Technology Strategy Board<\/a>, in the\u00a0UK<\/a>, the\u00a0built environment<\/a>\u00a0accounts for 50% of total\u00a0carbon emissions<\/a>\u00a0(25% from\u00a0domestic buildings<\/a>\u00a0and 18% from commercial<\/a> buildings ). Much of this is wasted, through: inefficient\u00a0operation<\/a>; inefficient\u00a0equipment<\/a>,\u00a0appliances<\/a>, machinery and\u00a0plant<\/a>; and losses through the\u00a0building fabric<\/a>. These losses can go unnoticed as the problem may be hidden within the\u00a0building fabric<\/a>.<\/p>\n

Thermographic Building surveys<\/a>\u00a0can help identify problems, using\u00a0infrared<\/a>\u00a0cameras to reveal differences in surface\u00a0temperatures<\/a>. They locate\u00a0areas<\/a>\u00a0of the\u00a0building fabric<\/a>\u00a0that may be hotter or colder than surrounding\u00a0areas<\/a>, suggesting that there are specific losses in that\u00a0area<\/a>. The easy to identify and immediate visual nature of the\u00a0thermal imaging survey\u00a0<\/a>results, can offer a relatively inexpensive and non-invasive way of helping\u00a0customers \u00a0to understand the significance of problems that might otherwise be difficult to conceptualise.<\/p>\n

Thermographic building surveys<\/a> can be both quantitative and qualitative and they can be used both internally and externally on all types of buildings to check if:<\/p>\n

          1. The quality<\/a>\u00a0of\u00a0materials<\/a>\u00a0and\u00a0workmanship<\/a>\u00a0is consistent.<\/li>\n
          2. To check if the building design <\/a>and\u00a0specification<\/a>\u00a0has been complied with.<\/li>\n
          3. Whether there is continuity of\u00a0insulation<\/a> within the building envelope.<\/li>\n
          4. Wet\u00a0insulation<\/a> within the building envelope.<\/li>\n
          5. Problems with\u00a0cladding<\/a>.<\/li>\n
          6. Structural <\/a>defects<\/a>.<\/li>\n
          7. Air leakage <\/a>and\u00a0air infiltration<\/a> through the building envelope.<\/li>\n
          8. Problems with\u00a0all types of M&E systems including heating<\/a>,\u00a0cooling <\/a>and\u00a0ventilation systems<\/a>.<\/li>\n
          9. Problems with\u00a0curtain walling glazing<\/a>,\u00a0doors <\/a>and seals.<\/li>\n
          10. Cold bridging<\/a> within building junctions<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n

            Thermal imaging surveys can also be used to:<\/p>\n

                    2. Locate damaged under-floor<\/a>or\u00a0underground<\/a>\u00a0pipes<\/a>.<\/li>\n
                    3. Identify problems related to\u00a0moisture ingress<\/a><\/li>\n
                    4. Locate blockages in\u00a0flues<\/a>.<\/li>\n
                    5. Locate problems in electrical installations<\/a><\/li>\n
                    6. locate problems in mechanical installations<\/li>\n
                    7. Illustrate improvements made after a\u00a0retrofit <\/a>programme<\/a>.<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n

                      Whilst thermographic\u00a0surveys<\/a>\u00a0may be relatively inexpensive to undertake , the problems identified can be very costly to\u00a0rectify\u00a0as they may involve deconstructing\u00a0elements of a building<\/a>, or may be issues that repeat throughout the\u00a0building\u00a0poorly installed cladding insulation.<\/p>\n

                       <\/p>\n

                      Thermal imaging surveys \u00a0<\/a>might be undertaken for a single\u00a0building<\/a>, several\u00a0buildings<\/a>, a\u00a0site<\/a>\u00a0or an\u00a0organisation<\/a>, and might be carried out for commercial or\u00a0domestic clients<\/a>. It might be undertaken as an isolated study, or as part of a wider\u00a0energy audit<\/a>\u00a0undertaken to assess total\u00a0energy use<\/a>\u00a0and propose\u00a0measures<\/a>\u00a0to reduce\u00a0consumption<\/a>\u00a0and\u00a0costs<\/a>.                       Thermal Imaging surveys<\/a>\u00a0also require certain\u00a0environmental<\/a>\u00a0conditions<\/a>, for example an external\u00a0survey<\/a>\u00a0should be carried out when there is no direct\u00a0solar radiation<\/a>. \u00a0In addition,\u00a0energy<\/a>\u00a0assessment methods such as\u00a0BREEAM<\/a>\u00a0may require that at a\u00a0thermographic survey<\/a>\u00a0is undertaken. The\u00a0UK Thermography Association<\/a>\u00a0(UKTA) is an association created to accredit, support and unite those involved in\u00a0infrared thermal imaging<\/a>.<\/p>\n
